Maintenance Specialist - Hospital Operations (2nd Shift)
College of Veterinary Medicine
The College of Veterinary Medicine is seeking a second-shift Maintenance Specialist for its Hospital Operations. The primary purpose of this position is to perform a variety of preventive maintenance activities for buildings, equipment, and related systems to include carpentry, plumbing, electrical, and HVAC.
Typical Duties and Responsibilities:
Follows building blue prints, plans, drawings and equipment wiring diagrams and schematics. Orders, designs, and assembles modular furniture. Constructs office work areas to include hanging of doors, sheet rock, acoustical ceilings, etc. Installs laboratory equipment and maintains building structures. Provides layout and builds new walls using steel framing and drywall boards. Repairs lab animal isolation cubicles and cage washers. Repairs door locks. Designs and builds portable radiograph machine transporter for radiology. Designs and builds bottled medication holder for large animal surgery. Designs, builds, and installs intravenous drip supports for large animal clinic. Sets up for special events. Keeps work site clean and safe. Conducts overall walk-through of facility for awareness and quick action on miscellaneous discrepancies.
Installs electrical circuits and checks motors, controls, and lighting. Monitors mechanical and electrical equipment throughout college facilities including air handlers, air conditioning and refrigeration systems, walk-in freezers, coolers, low temperature cryogenic freezers, air compressors, vacuum pumps, condensate pumps, medical gases, deionized water stations, oxygen tanks, propane gases, hot water systems, heating converters for building heat and team station, etc. Maintains and replace light bulbs, drive belts, water and gas pressure regulators, nitrogen tanks, light fixtures and suspended ceiling systems. Installs and maintains deionized water purification systems. Designs and installs electrical and plumbing systems for specialized lab equipment. Monitors and repairs isolated power supply panels for small and large animal surgery rooms. Repairs refrigerators, freezers, water coolers, laundry equipment, kitchen cooking equipment and ice machines. Designs and installs new wiring systems including service panels, circuit breakers, switches, receptacles, transformers and conduits and wiring up to 480 volt, 3-phase.
Repairs variable air volume mixing boxes, exhaust fans and air handler fans. Rebuilds and maintain 14 feet diameter enthalpy recovery wheel. Troubleshoots, resets, reprograms and repairs computerized water chillers and air conditioning systems using a laptop computer. Troubleshoots and repair steam regulators and related equipment and systems. Troubleshoots, repairs, and calibrates pneumatic controls for air conditioning systems. Calibrates pneumatic thermostats for room temperature control. Troubleshoots and repairs 480 volt, 3-phase reduced voltage motor starters. Installs and repairs 480 volt, 3-phase rooftop heat pump.
Maintains plumbing within building. Repairs or replaces worn or broken parts, unclogs drains, repairs faulty connections, repairs electrical fuses, plumbing pipes, and vents, checks water pressure regulator valves for pressure drop and cleans when necessary. Checks cooling tower water make-up valves and adjust when necessary. Maintains pipes for various hospital gases to include nitrogen, oxygen, medical air, vacuum, anesthesia, exhaust. Checks water pressure regulator valves for pressure drops and cleans when necessary. Checks cooling tower water make-up valves and adjusts as necessary.
Oversees the receiving, storage, distribution and inventory of the maintenance supplies and equipment; makes recommendations as to modification and improvement of the equipment in the facility and where applicable oversee the implementation of such changes and renovations. Accepts, inspect for damages, and distributes all inbound freight to all departments in the hospital – about 100 or more cartons daily. Ships out all returning shipments making sure the correct return authorization is attached to each carton and all paperwork is attached. Collects all in-house mail, sorts and redelivers all internal mail to CVM departments.
Knowledge, Skills, and Abilities Needed:
Moderate to advanced knowledge of electrical, structural, mechanical, plumbing, and HVAC systems. Knowledge of safety practices. Effective oral and written communication skills. Strong organizational skills. Time management skills. Ability to use hand and power tools. Ability to operate fork-lift and scissors-lift. Basic math, algebraic, and computer skills. Ability to lift and carry up to 100 pounds without assistance. Ability to perform moderately strenuous activities. Ability to keep accurate inventory. Ability to work independently and in collaboration with others toward common goals.
Minimum Qualifications:
High school diploma or equivalent with three years of relevant experience or an equivalent combination of training and experience. Must have a valid driver’s license.
Preferred Qualifications:
Trade school or associate’s degree in area of study related to facilities maintenance. Certification or licensure in specialized skilled trade. 5 years of relevant experience in one or more of the following: building trades, electrical, HVAC, plumbing, and pump maintenance and repair. Ability to drive fork-lift. Commercial Driver’s License
