A Real Estate and Property Management company seeks a qualified and professional Property Supervisor. The company offers comprehensive services in Real Estate Investments and Property Management. The position includes a competitive benefits package, such as vacation, health insurance, vision and dental insurance, life and accident insurance, and a 401k plan. Office hours are Monday-Friday, 8:15 am-5:15 pm, with some overtime required.

Responsibilities:

Conduct property visitations and inspections to ensure proper maintenance and inspect vacancies.
Communicate with building owners, managers, and tenants via written correspondence, phone calls, and meetings.
Arrange for property maintenance, upkeep, or reconditioning as needed.
Approve work orders for property maintenance.
Ensure rent collection, account for vacancies, and prepare units for occupancy.
Review monthly operating statements for accuracy.
Review property invoices/billings for timely payment.
Supervise and coordinate activities of Assistant Property Supervisor and Resident Managers, including performance evaluations and counseling.
Assist with tenant evictions in compliance with court orders and legal directions.
Assist in preparing annual operating budgets for properties.
Perform rent increase analysis to ensure competitive pricing.
Implement timely rent increases where applicable.
Train apartment managers with Assistant Property Supervisor.
Attend weekly property management meetings, quarterly Resident Manager Seminars, and other required meetings.
Employ or contract security, maintenance, groundskeeping, and onsite management personnel.
Purchase supplies and equipment as needed.
Direct the issuance of checks for client monies.
Prepare periodic inventory of building contents and property condition for owner review.
Provide reports and materials for sale or refinance escrows.

Requirements:

Frequent local travel to managed properties with a personal vehicle and proof of valid insurance. A vehicle allowance will be negotiated.
Organized, detail-oriented, and excellent customer service skills.
Team player mentality.
Previous property management/real estate experience required.
